The Inn's accommodations consist of: 3 Queen rooms on main floor ( 2 share a large "family" bath and 1 has a private bath ), plus a King "Safari Suite" with adjoining Queen "Country Garden," room. The Suite has a private Jacuzzi whirlpool Hot-Tub, Cable TV w/VCR & Stereo, a fully equipped kitchen, a full private tub-shower bath, 2 hide-a-beds, a wood-burning fireplace (w/wood furnished), it's own private drive and private outside entrance. A gas char-grill is available for outdoor cooking.
All Queen rooms have a refrigerator, color cable TV w/remote, ceiling fan, hairdryer, radio/alarm clock and coffee service.
Areas at guests disposal are: Large sunken "Great Room", (or central Living room) with TV-VCR, fireplace w/gas log, beamed cathedral ceilings, many nautical decorations and corner picture windows, mid-level library with hundreds of books (both fiction, instructional & reference), a wood-burning Ben Franklin stove/ fireplace, computer desk & terminal, stereo/high-fi with speakers, lounging / reading furniture and many "south-west" decorations, a very large "Gull's Nest" dining room with 2 oak dining tables w/chairs (will seat 12 guests), picture windows on 3 sides and sliding glass doors to deck and lighthouse, large wrap-around outdoor sun-deck with chairs & table with umbrella, an outdoor Japanese Garden with triple-cascading pools and goldfish, and many pieces of Oriental decorative stoneware, and many specialty Oriental type evergreens and topiary, an enclosed/under roof outdoor patio with chaise and chairs, a lighted pool with fountain and a life-size carved wood "Sea Cptn", plus various nautical decorations. There are 2 gas char-grills, on the premises, available for guest use.
Climb to the top of our full-scale, 61 ft authentic Lighthouse reproduction ( with revolving light, on nightly ) for, up to, 48 miles of fantastic views of the Tri-State area. The Inn is close to skiing, hiking, biking, boating, riverboat excursions, golf, gambling boats & casinos, dog racing, stock-car racing, fishing, Victorian Homes, Arboretum, Antiqueing, fine dining and shopping, entertainment, theater and parks. The U.S. Army Corps of Engineer's Lock & Dam is nearby to see and visit.

Everything that pertains to the day-to-day operation of the Bed & Breakfast Inn is included. ALL furniture, ( with some personal exceptions ), ALL appliances, ( both major & minor ), All linens, bedding, pillows, decorations, cleaning equipment and supplies, ALL china, flatware, coffee services & servers, table cloths, napkins, place matts, table-decorations and candles, some cooking utensils, ALL clocks, radios, TV's, VCR's, Stereo's, pictures, lamps, telephones, many,many numerous "nik-naks"and ornaments and carvings, statuary and stuffed animals. ALL large wood carvings are included. ALL information pertaining to the daily and annual operation of the Inn will be available, along with a list of necessary contacts and leads needed to operate. ALL stationary, brochures, forms and literature (on hand at time of transfer) will be included and list of suppliers will be furnished. The present Seller/Owner/innkeeper, is not leaving area and will be available for advice and information, whenever. The Inn's affiliation with the Dubuque Chamber of Commerce renews annually. Future membership is highly recommended.
There is a Aqua-Swim-n-Spa (pool & hot-tub) on the premises for guest use, IF, the owner becomes "pool certified" by State of Iowa and licensees, permits and inspection fees are procured. ( approx.$1,200 p/yr ) This is only necessary for "Paying Guests". The Owner, friends and relatives can use it, anytime, without these "aggravations". There is an electric Sauna too, and numerous pieces of exercise equipment, and numerous chairs, a table, and many artificial plants and trees, in the indoor pool area. |
